Once you have selected an estate agent that has a good grasp of the local market and will keep you updated, and agreed upon a marketing price for your home, the next phase is to prepare your home and have it looking its best.
Declutter for Space and Calm
Remove excess clutter to create space and to create a feeling of calm when potential buyers walk into your home. A cluttered house will create a feeling of being smaller and will detract from the best features of your home.
The earlier you start decluttering your home the more time you will have to find space to put items away or to remove items altogether.
- Removal of excess furniture to improve the flow of the house.
- Clear surfaces in kitchen/bathroom of excess items.
- Relocate overflow items to a storage unit rather than storing them in the attic or garage where the potential buyers may want to look.
De-personalize it, but don’t sterilise
Your potential buyers need some kind of way to envision themselves within your space. At the same time, potential buyers need the house to feel “homey” and “lived-in.”Â
Some things you can remove include:
- Any very personal items (i.e., family-type items, photos, collections).
- Personal hygiene items/medications/intimate items in your bathrooms.Â

Clean like crazy
A sparkling clean home will lead your buyers to believe the property has been well maintained and is free from issues; and a clean home will have the ability to make a lasting impression on your potential buyers as they will notice details that are often overlooked (i.e., skirting boards, window tracks, etc.). A deep clean will create a great first impression for your potential buyers.Â
